Workcation combines work and vacation, take your job travelling!

Not only does this allow you to experience new cultures and destinations, but it can also have numerous benefits for your life.

As we head into a new year of 2023- what will it mean for our working patterns?.. There is a lot of opportunities for a more flexible and hybrid way to work for many. When you feel like you’re getting cabin fever or want to break out of your comfort zone and try new things, have you considered mixing business and pleasure and renting a property away from home for week or more. 

It gives a new perspective, a fresh energy as it tends to when travelling. It’s also like a test to see in reality how it might be live in a particular area. Never have we been more nomadic and free to pick up our lives to try somewhere new!

Our serviced houses and apartments are set up with work in mind and where we are able we have dedicated working spaces and a study room in Millbrook-Living in Cheltenham (pictured). 

We’d love to hear what hybrid working you’ve developed in the past few years. We know we’re fortunate enough to host many great guests from a variety of professions. For some self-owned businesses this may even be tax deductible.

The best reason we can think of of trying a workcation is to help reduce stress and increase productivity by getting away from the distractions and demands of the office.

Confessing biggest failures as a property manager and short term rental owner

One of my favourite journalists, Elizabeth Day (who hosts a podcast by the name of ‘How to Fail’ ) has gone some way in normalizing failure as part of one’s life journey. The reflection that failure provides is so valuable when lessons are learnt and implemented.

It’s great to share failures so that anyone entering the property or STR business can realise there is generally always a flip side to each challenge.

So, here I’m sharing what I see as my three biggest failures in property and what I learned from them…

I tried to cut corners by using a sourcing company to buy several properties at once…. I went into property after a 20 year career in the food publishing industry and I impatiently thought a sourcing company would give me a ready-made portfolio. They turned out to be at worst a complete scam and at best a clever sales team. In any case, I found myself talked into several purchases that on basic due diligence were problematic. I then spent many hours extricating myself from most of them and then taking the company to the property ombudsmen for mis-selling.

What I learned…. That there is always a silver-lining because through the difficulties I had during sorting out situation I met lots of helpful people and one became a good friend as we navigated the challenges together. The tenacity to keep going in the face of in-just circumstances taught me I’m much more tough and strategic than I thought.

Trying to do everything myself… well this is an on-going one if I’m honest! I feel that because I’m doing every type of job in the business I both get an innate understanding of every small detail but I am prone to feeling overwhelm. I think with every small business owner this is the most common thread. With small businesses like mine, it doesn’t take a linear growth trajectory and tends more to grow organically.

What I learned…Its small steps but I am sharing the load more and more as I expand Living-Away Stays and am the better for it. Eight months ago I took on a VA who is based in the Philippines. Gyle is such a great support. He helps with organisation tasks, spreadsheets and help with the software and the property listings. I have a couple of JV’s (Joint-Ventures) on properties with Daniel and Angela which I really enjoy as working collaboratively is extremely rewarding. My husband, Spk is also making many appearance on the road with me on maintenance days and I massively value his input and my step-dad John helps out with the granular accounting needed to ensure correct strategy and profitability. I still have some way to go in establishing boundaries but on the flip side working for yourself is the ultimate freedom as nothing is off the cards really.

Failure to find a reliable power team and software …. in property your power team is defined as the professionals and contractors who help you run your business. Especially important in expanding a property business are excellent mortgage brokers, conveyancing lawyers, surveyors and accountants. On all of these I have been let down on more than two occasions apiece and to the detriment of my overall growth and encompassing a whole lot of wasted time and emotional energy. Software-wise I onboarded with the most expensive PMS system (Property Management System) imagining that they would be the answer to my challenges of managing guests and properties and lost a lot of money over it.

What I learned… just because certain software, companies and professionals work for some they don’t necessarily work for everyone. I’m reflective as to why certain professional relationships have not worked out for me and I conclude that a lot is down to expectations and not following up consistently. I think this one is very much work in progress actually. When failure and disappointment crop up repeatedly, you have to just pick yourself up and crack on- reframing situations as appropriate.

Final Thoughts – .. my failures have meant opportunity costs. However, I can appreciate how far I’ve come in 3 yrs. since changing careers and I do have exacting long-term targets to meet so I will keep failing and learning but ultimately moving forwards.

  1. I am a food obsessive!… as a trained chef and having had a 20+ year career as a food editor and food stylist for magazines and cookery books I can honestly say that food to me is an absolute joy and heart of my life. All our travels (and most days) are dominated by what will get eaten – our favourite meals are always the ones we cook ourselves as I’m married to an amazing professional chef too. I’m not a fussy eater but I hate bad cooking!

  2. I gained a Diploma from the WSET (Wine and Spirit Education Trust in London) and have a Food Marketing Degree from Leeds University.

  3. I’m a practical rather than theoretical person. That said, to make my business successful I’ve had to force myself into thinking business strategy and planning – I’m loving it more with every month though.

  4. I love animals and we have a few pets. The biggest is a horse! Followed by 2 cats and 2 bunnies. We’d love to add a dog and believe the right dog will find us when the time is right.

  5. On the food theme (told you..) we have an allotment – however we are allotment virgins still and can I just hold my hand up now and say how difficult it is! So much to know. Its a lovely feeling to be outside though.

 

 

6.I never leave home without my phone!.. mostly because I’m on call 24/7 to all my guests. I run most of my comms to everyone via Whats App.

7.Originally a Northern girl – I have lived down south in St Albans  for 16 yrs (after 10 yrs in London) which is the perfect home counties suburb to bring up our beloved two “kid-ults” (18yr old Felix and 15yr old Eliza)

8. I’m 5ft 3 and was born in Mexico City.

9. I genuinely love my own company as my social battery can easily become depleted – so love time out and reading… although I adore meeting and chatting to people  (a very favourite pastime of mine) I’m learning to balance my needs better.

10. I love to swim even though it wreaks havoc with my hair. It was my childhood sport- I swam competitively-  I learnt contentment in the water and to push myself physically.

11. The best life hack I know is to always do 2 minute tasks immediately as these are the ones that get forgotten if not tackled and you leave room for the big stuff.

12. I grew up near the sea – in fact our house faced onto the Irish sea in Hoylake, Wirral. I aspire to live again near the sea again!

At Living-Away properties we’ve had guests from all over the world who use us a stop-gap when they land in the UK. Everywhere from Mexico, Hong Kong, Singapore, America, Australia and Europe we’ve absolutely loved welcoming them here.

One of the great joys of meeting people is helping them with our local knowledge and being able to offer a concierge service.

We’re always happy to help guests orientate and look for their favourite local hobbies in the local areas, whether that be gyms or yoga and music places aswell as let them know the most appropriate areas they might like to live and even putting them in contact with the right estate agents.

The guests enjoy landing to a home-from-home set up as opposed to a hotel. They want and need to experience life like a local for the start of their relocation adventure. The reasons they come are usually linked to a work or family move so they also have other support. The emotional change and processing when moving continents and countries definitely cannot be underestimated and there generally a lot of mixed emotions going on. We absolutely understand that and are happy to help in whatever way we can.

Cleaning & Housekeeping is at the Heart

The job of cleaning living-away short term rentals are a win-win for everyone!… My housekeeping teams love working for this dynamic industry of short term rentals where no two days are the same and the pace of work means you don’t notice the day pass in a flash. Working in teams is fun and there is great cameraderie. All of the teams I work with have had the opportunity and support to be able to expand their businesses which is exciting to be a part of. We all support each other to do the best job. As with most things in life, its all about      consistent communications.

Our guests’ expectations are rightly high and its part of the treat of living away from home, having crisp clean sheets and fluffy towels with a beautiful smell of wonderful cleaning products at your arrival. Through checklists, photos and processes we constantly strive to maintain and improve all the time on cleaning and presentation of the properties.

Liverpool – #footballcity with the biggest heart and indescribable charisma

LIVERPOOL WIN MEANS PREMIER LEAGUE TITLE RACE TO BE DECIDED ON FINAL MATCHDAY (22nd May 2022)

I write this as Liverpool FC’s domination continues. Liverpool are chasing history in 2021-22, seeking an unprecedented quadruple of titles. They’re halfway there. ‘The Reds’ as they’re referred to, have been battling on four competitive fronts this season: the English Premier League, the UEFA Champions League, the FA Cup and the Carabao Cup (League Cup). They’ve claimed two of the titles already.

The city is immensely proud of both of their football teams and their fans are world-wide. I host many guests doing the pilgrimage to the city after being life-long fans and I can tell the huge emotion and excitement before they even get here… I’m always assured that the city will welcome them with open arms, their wonderful sense of humour and easy Northern-ways – they manage to charm all who visit. The guests always leave with their hearts full and a sprinkling of that scouse magic. I’m so delighted to have connections to the city (having grown up in nearby Wirral) every visit I do to the perfectly located apartment Tower-Living is always special. A city with indescribable charisma. 

Football is a lifestyle for many in the UK and palpable in Liverpool- it brings community and joy to their lives- giving a strong identity and pride. Even if you’re not a football sports fan, its fascinating to get to do the LFC tour – I’ll put details below for your next visit and you know where you can come and stay!

Short Stay Rentals’ ‘Excellent Facilities’ a Masterclass

What Does “Excellent Facilities in Short Stay Rentals” Really Mean?

You’ll see this phrase over-used in describing short stay rentals. Today I was reminded why here at Living-Away we put facilities and equipment at the heart of the setting up of properties. In a review received today, this is what a guest kindly wrote..

“Best place for friends gathering, comfortable living room, relaxed chat. Beautiful bedrooms, well equipped bathroom, and the best is the kitchen, you can find anything you need, we made great breakfast ourselves and did not need to go out at all. Bren was very nice and quick response. I had the most pleasant stay here.”

One of the main reasons that a short stay apartment or house is a great alternative to a hotel is just this – excellent home-from-home set up. One thing I consider supremely important as host to do, is to consider the entire property from yours – the guest- point of view. I stay overnight in all the properties regularly and use every piece of equipment, white goods, bathrooms etc.. to test it is all up to the highest standard and is clean and organised. I tend to end up replacing or adding items on each visit to ensure we’re covered on all bases in terms of number and quality. Unusually, I even provide cake tins in most properties and good large pasta pans! For longer staying guests we’ve provided on request many items to make them feel at home, like slow cookers, rice cookers and blenders – we love to engage and listen to guests’ suggestions and requests and most importantly action them.

Cheltenham in Green Smoke!

This week saw some re-painting in one of the properties – Millbrook-Living. Not that it had had significant wear and tear but more that we didn’t love what we did the first time!.. It was painted in August 2020 in Dulux Teal Touch.. definitely not the Teal tone we’d had in mind (should have done a sample pot first!) it turned out quick brash and bright – it just used to remind us of mouthwash 😉

Our devotion to the effect and beauty of Farrow and Ball paints lives on here.. we’ve gone with a wonderful tone of green called Green Smoke. Its pigment works beautifully in different times of day and the way the light changes on it.

This is such a positive change.
I wanted to illustrate in this blog that sometimes our perfectionism knows no bounds and that is what is one of the USP’s here at Living-Away – its never a case of ‘that’ll do’ – we want to achieve the best we possibly can for our guests and constantly review all the properties so that we do that.

DESTINATION | SHEFFIELD

At the moment Sheffield is host to the world’s largest snooker championship – 2 weeks of drama and skill played out in front of a live audience of only 1000 and making the atmosphere electric!

The iconic Crucible Theatre (Grade II listed) is 50 years old this year, in 2021. 

For the 2 week stint, I have guests in all my properties in Sheffield for the championships who have travelled from Australia, Turkey, Wales, Ireland and Suffolk- as always, I’m delighted to know that we’re providing quality accommodation and hosting to them and their friends and family on their highly anticipated trip.

Why is the Crucible in Sheffield called The Crucible?

In choosing ‘the Crucible’ as a name, not only did the theatre make the obvious allusion to the ‘melting pot’ of ideas that it aimed to become, but it also forged a bond with Sheffield’s specific history as the centre of British steel making and the eighteenth century innovation that propelled it forwards.

As a traveller you want to be always seeking to book direct with owners. You will get the best service, flexibility and most importantly -price.

How to book direct?.. find the accommodation you like the look of on the online portals like Airbnb, Booking com, VRBO and then look for clues as to who’s property listing it is. Sometimes it’s as simple as copy and pasting a property title into a search engine and you’ll get the direct website of the accommodation. Or use social media. There is often information on hosts on the page and clever hosts put the name of their company or themselves making it easier to track them down. 

Once you’ve got their website or social media profile, you can reach out to the host or owner and enquire as to availability – you’ll also be able to negotiate price. Would it surprise you to know that the online travel agents you use charge hosts 18% of your stay price!.. As you can imagine, we’re not that keen to always pay it so having a direct customer means we’ll happily take off at least 8-10% off the OTA listing price so you get a cheaper stay. 

You will also be able to keep your money for longer!.. Online travel agents insist on you paying on booking. Here at Living Away Short Lets we ask for the payment 7 days in advance only. If you need to change or amend the booking that’s fine too.

If you’ve already booked your travel -unless its a non-refundable rate -you can usually cancel for free refund and book direct with host.
